We only review deals that are submitted 100% completely and correctly. If you skip any fields, enter information incorrectly, or submit a property that does not pass our Deal Analyzer tool, your submission will automatically be ignored, and you will not hear back.

Here’s exactly what you need to do before submitting a deal:

1. Talk to the wholesaler – get the key information about the property, including:

   • Title company handling the transaction

   • Close of Escrow (COE) date

   • Earnest Money Deposit (EMD) amount

2. Run the property through the Bird Dog Deal Analyzer Tool using the numbers the wholesaler gives you:

   • Enter the ARV (After Repair Value)

   • Enter the repair budget, using the tool’s estimated repair calculations based on the property’s square footage and rehab difficulty

   • Enter the wholesale price the wholesaler is asking

3. Check the deal analyzer grade – the tool will tell you PASS or FAIL.

   • Only submit deals that receive a PASS.

   • If the tool shows a FAIL, the deal will not be reviewed, period.

4. Complete the form fully – include:

   • Property address

   • Link to photos (required)

   • All numbers from the wholesaler (ARV, wholesale price, rehab budget, COE date, EMD, title company)

   • Your full name, phone number, and email address

   • Confirmation that you used the Deal Analyzer and the grade it produced

Important: Accuracy matters. Any missing or incorrect information, or any deal that fails the analyzer, will be ignored. Only complete, verified deals will be considered.

If your deal does work and we move forward:

• You will receive an email with a JV agreement for a 50/50 partnership on the property.

• The agreement will be submitted to the title company along with our contracts, ensuring you are paid directly from title when the deal closes.

This process exists to make it as simple and fair as possible: only real, verified deals get attention, and you get paid properly for the work you do.
